It involves taking out all the tenant-specific improvements, such as partitions, flooring, ceiling tiles, electrical and plumbing systems, and other non-structural elements.
The purpose of a commercial defit is to return the property to its original condition or to prepare it for a new tenant. It typically involves reversing any modifications made by the previous occupant and restoring the premises to a bare shell or base building state. This process is often necessary to comply with lease agreements or to ensure that the space is ready for new construction or refurbishment.
Make good, refers to the restoration or reinstatement of a commercial property to its original condition or to a specified condition as agreed upon in the lease agreement. It involves repairing any damage caused during the tenancy and bringing the premises back to its original state, including any alterations, modifications, or additions that were made.
The make good process may include tasks such as repairing walls, floors, and ceilings; repainting or re-carpeting the space; restoring electrical and plumbing systems; removing any tenant-specific installations; and ensuring that the property complies with building codes and regulations.
Both commercial defit and make good processes are typically undertaken when a tenant is vacating a commercial property, either at the end of a lease term or when relocating to a different premises. These processes are important to ensure that the property is ready for the next tenant or for any future construction or refurbishment activities.
